    Specializing in infill developments – attractive, underused sites in already well-established and desirable neighbourhoods – the Solotex Corporation’s sterling reputation shines through in the spectacular locations they transform. 2320 Gerrard Street East stands out in particular, as it’s difficult to imagine that the Upper Beach Townes has not always been a part of Upper Beaches & East Danforth neighbourhood.

    Completed in 2013, Solotex’s team of architects designed the 3-storey traditional structure at 2320 Gerrard East’s with care. From the tumbled heritage-style bricks to the stately accents of masonry, even care was put into selecting the material and colour for the soffits and fascia (the undersides and trim of roofs, balconies, and awnings). Though these minutiae are often overlooked, when a building’s details are as refined and harmonious as the Upper Beach Townes, they give a distinguished impression. In this case, the building feels like an estate built in a bygone era.

    Furthermore, the grandeur of the building is complemented perfectly by the vibrant colours of the lush landscaping. Pink and violet flowers bloom between well-maturing trees, standing as a testament to Solotex’s diligent development, and the vibrancy of the condos’ neighbourhood: the Upper Beaches.

    Lastly, these homes don’t contain an extensive (and therefore expensive) list of amenities. Rather, as an infill development, these Toronto lofts are set in a warm and friendly community. The offerings in the neighbourhood more than make up for the absence of facilities that might have gone unused anyways.

    The Suites

    A boutique development, 2320 Gerrard East contains just 32 east end Toronto condos, all of which are stacked townhomes. Perhaps best suited for couples and small families, the floor plans consists of two bedrooms with the option of a den. Toronto condos for sale in the building range from approximately 900 to almost 1,200 square feet, but regardless of actual size, the attractive awnings elegantly framing their porches welcome residents perfectly to the modernly appointed living spaces.

    Inside, the kitchens are custom designed by Cartier to both maximize storage and appear timeless — they’re adorned with quartz and stone countertops. Kitchens also feature a full set stainless steel appliances, which includes an Energy Star refrigerator and dishwasher, and a self-cleaning slide-in range.

    Finally, many of the principal living spaces in the building extend out onto either balconies or terraces — both offering delightfully fresh air which comes along with living close so to Lake Ontario. Nonetheless, massive modern windows fill all of the 2320 Gerrard East.

    The Neighbourhood

    Between Main Street and Victoria Park Avenue, 2320 Gerrard East sits in the Upper Beaches neighbourhood. The area has got a refreshing a community-oriented vibe — the kind of place where the trees stand taller than the buildings and exciting street hockey matches start spontaneously on side streets.

    But perhaps this active community is best represented by the renaming of the park around the corner from the Upper Beach Townes on William Hancox Avenue. Formerly the William Hancox Parkette, over 100 people came to celebrate its renaming to Bob Acton Park in August of 2017. Acton was a passionate hockey and softball coach who left an indelible impression on the community. With his positive attitude and hard work ethic, he was a mentor and friend, beloved by many in the neighbourhood.

    Of course, a good number of shopping and eating options is required to serve such a strong community. On Main, west of Gerrard East, there are many local cafés and independent boutiques. Toward the other direction, around Gerrard East and Victoria Park, residents enjoy the convenience of a Loblaws and FreshCo, both of which are about a ten-minute walk away.

    Transportation

    The area around 2320 Gerrard is a driver’s dream: there are many reputable mechanics and multiple gas-stations nearby near Victoria Park and Gerrard. Moreover, traffic in the Upper Beaches moves briskly much of the time. When it does, drivers can take Kingston Road, which is the first major street south, directly to the 401 in about 20 minutes.

    Alternatively, residents are well positioned to take advantage of the city’s public transit network. A shortcut is even built into the end of their block, off Ted Reeve Drive, leading directly to the GO Transit Station on Danforth Avenue. From this station, trains can take riders quickly through Durham to Oshawa, or downtown to Union Station at a reasonable cost.

    Since most who rely on public transit prefer the TTC when travelling within the city, it’s fortunate that Main Station is just north of the GO Station, across Danforth. While the subway station takes about 15 minutes to walk to from the Upper Beach Townes, residents can also hop onto the 135 Gerrard Bus. The 135 happens to stop steps away, at Malvern Avenue, on its route between Main and Warden Stations.
